WERMERS PROPERTIES ACQUIRED 7.4 ACRES IN CARMEL VALLEY, SAN DIEGO

Wermers Properties finalized the acquisition of 7.4 acres of land located in Carmel Valley to develop a 331-unit residential apartment community within the Village at Pacific Highlands Ranch. The Village at Pacific Highlands Ranch is a mix-use complex with 331 apartment homes and approximately 175,000 square feet of retail and dining space.

“The Village at Pacific Highlands Ranch will be a stunning contribution to the flourishing, upscale neighborhood of Carmel Valley. We are thrilled to begin a project of this scale and magnitude, and I’m confident that Wermers’ experience in multi-family will be key in developing a sensational apartment project right here in our hometown,” said Tom Wermers, CEO of Wermers Properties.

Construction on the apartment homes should begin in late 2015 with occupancy targeted for Spring of 2017. In addition to the retail and dining options, apartment residents will have access to ample onsite amenities, including a resort style pool, spa, pet grooming facilities and a dog walk, tot lot, and a fourth floor roof deck overlooking the pool and grounds.

Wermers Properties New Development Project Featured in U-T San Diego

Just a few days after the announcement was released, U-T San Diego featured Wermers Properties’ latest development project, the Village at Pacific Highlands Ranch in a front page article of the newspaper’s business section.

Wermers Properties in partnership with R&V Management acquired 7.4 acres in Carmel Valley with plans to develop a residential apartment community within the Village at Pacific Highlands Ranch. The Village at Pacific Highlands Ranch is a mix-use complex with 331 apartment homes and approximately 175,000 square feet of retail and dining space.

Wermers Properties has partnered with Watermarke Properties to develop The Metro, a retail and residential center located in the heart of the revitalized Main Street Corridor just off Highway 91 in Corona, California. With a total of 868 apartment units and over 70,000 square feet of retail, the location will feature top retail and restaurant establishments.

“Combining retail, entertainment, and residential into a mix-use center provides a unique living experience for residents. These types of projects offer a consummate array of living spaces, amenities, retail, and mass transit services, making it a prime location for cosmopolitan living in Corona. The Metro will be key to revitalizing the growing community of Corona.” said Branden Wermers, Director of Development for Wermers Properties.

Demolition of the existing shopping center and grading has begun generating interest from some of the largest retail players in the market.

The Metro is going to attract restaurant and retail tenants that wish to cater to this established, growing community which is undergoing revitalization in it’s vibrant downtown district,” said Steve Castellanos of Coldwell Banker Commercial-Sudweeks Group, the retail brokers for the project.

The property will offer three apartment complexes, with the first phase Artisan (404 units) completed in 2013. The second phase includes two apartment complexes with retail and restaurant establishments, and convenient access to the Metro Link.

In addition to its mix-use amenities onsite, The Metro will feature a contemporary design throughout the property. Residents can look forward to enjoying fine amenities such as state-of-the-art gym facilities, a dog park, WiFi lounges, and pool areas, as well as an expansive sky deck and roof top club room with impressive views.

Wermers Properties Principal, Don Gause, was selected as a speaker for the “Development Update” panel of the 2015 RealShare INLAND EMPIRE conference. This year, more than 200 representatives of the Inland Empire’s commercial real estate and business elite shared their insights and outlook on the dynamic marketplace.  The conference was held in the City of Ontario Convention Center last January 29.

WERMERS PROPERTIES AND R&V MANAGEMENT BEGIN CONSTRUCTION OF SOLA LUXURY RENTAL HOMES IN CARMEL VALLEY

Wermers Properties began construction of their newest project, Sola at Pacific Highlands Ranch, in Carmel Valley, San Diego. The total project consists of 331 luxury rental homes, and will offer one, two, and three bedroom units with all the amenities for premium apartment living in the vibrant community of Carmel Valley.

Located on Village Loop Road and easily accessible from Highway 56, “Sola’s residents will not only experience premium apartment amenities, but will also enjoy the proximity to retail spaces made available at The Village at Pacific Highlands Ranch. This is mix use done right – Sola will set the bar for this type of development in Carmel Valley. Wermers Properties partnered with R&V Management for the project,” said Austin Wermers, Development Manager for Wermers Properties. Sola’s community features include a community garden park, a children’s tot lot, proximity to two of the highest-ranking high schools in California (Canyon Crest Academy and Torrey Pines High School), and access to the 160,000 square feet of retail at The Village (including Trader Joe’s, Starbucks Coffee, and Panera Bread among others).

Equipped with a single-room building in Spring Valley and a yearning to work for himself, James J. Wermers laid the foundation of Wermers Construction Company in 1957. Sixty years later, his legacy of hard work remains a permanent fixture of the company, which now tackles projects in excess of $150 million.

James J. Wermers initially began building single-family homes throughout the San Diego region. When Tom Wermers, his son, was appointed CEO in 1993, the focus shifted to multi-family construction. This year, more than 200 representatives of the Inland Empire’s commercial real estate and business elite shared their insights and outlook on the dynamic marketplace.  The conference was held in the City of Ontario Convention Center last January 29.

HIGHLY-ANTICIPATED MIXED-USE PROJECT IN THE INLAND EMPIRE IS OFFICIALLY COMPLETE

Corona, California – The Metro, a highly-anticipated mixed-use development in the center of the Main Street Corridor right off Highway 91 in Corona, California, has begun its final phase of leasing apartments. As a joint development between Wermers Properties and Watermarke Properties, The Metro features 286 units and over 70,000 square feet of commercial space. It is the first large-scale, luxury, transit-oriented development of its kind in the Inland Empire, linking residents with one of a kind amenities, while providing convenient access to retail and restaurants all at a prime location. The Metro is just walking distance to the MetroLink.

The Metro’s completion marks the final phase of development after a series of multi-family projects were previously completed by Wermers Properties. The nationally-ranked General Contractor Wermers Multi-Family Corporation built the residential portion. The previously-completed apartment projects include Artisan (404 units) which opened in 2013, and One11 (178 units), which began leasing in the summer of 2016. Combined with The Metro (286 units and completed in late 2017), Wermers built a total of of 868 residential units. The Metro will serve as the pinnacle of the three projects. The commercial portion of the project will include restaurants, lifestyle shops, offices and retail spaces, which will be opening throughout 2018. Currently signed leases include Starbucks Coffee, Z-Pizza Tap Room, Poke Cat, Burgerim, America’s Best Eyeglass, Citibank, Organic Junkie, Paws at Main, Nail & Spa Today, D’Vine Mediterranean, Meraki Salon, and Union Barber.
